We install and service Elite gate operators throughout Los Angeles as an independent Elite service provider, and most jobs are completed in a single visit because our trucks carry the Elite parts that actually fail in this city. A typical Elite gate installation or operator swap runs $1,100 to $3,800 depending on the model and site conditions, and you’ll have a written price before any work starts. This page is for Los Angeles homeowners who own an Elite system (or are considering one) and want straight answers about how these gates hold up here, what they cost to install, and who to call when the operator starts acting up. Call (213) 322-0062 and Dean will talk through what you’re seeing.

How Elite Products Fail – and How We Fix Them
Elite builds a solid operator, but after years of installing and repairing them across Los Angeles, we’ve learned which parts tend to go first. Here’s what we see most often on Elite gates in this city:
- Elite SL-3000 and SL-3000-B1 sliding gate operators: limit switch drift on long runs. These are workhorses on Los Angeles hillside properties with long driveways, but the mechanical limit switches gradually drift out of adjustment, so the gate closes too far or not far enough. We see this more on properties where the gate faces a steep grade and the motor works harder. Our fix is a full limit calibration and, where it makes sense, an upgrade to the magnetic limit switch kit Elite offers for these models.
- Elite MiMTO swing actuators: capacitor failure after 3 to 5 years of heat cycles. The MiMTO (short for “Mighty Mule”) swing arm is common on Los Angeles single-gate driveways, and the capacitor in the control board takes a beating in our summer heat. A bad capacitor means the gate hums but won’t move, or it jerks and stops halfway. We replace the capacitor on-site most days, and we’ll show you the old part before we swap it in.
- Elite ENFORCER and GateMaster lines: photocell misalignment after wind storms. Los Angeles gets those Santa Ana wind events that rattle everything on the property. An Elite gate with a photocell that’s just slightly out of alignment will refuse to close or will reverse mid-cycle for no obvious reason. Before replacing any parts on a misbehaving ENFORCER, we check alignment and clean the lenses. That’s the fix on a surprising number of calls.
- Elite CSL series: battery backup degradation when the gate sits in direct sun. The CSL series is popular on Los Angeles condo and small commercial lots. The sealed lead-acid battery in the backup system loses capacity fast when the control box bakes in direct sun against a south-facing wall. If your gate fails only during power outages and tests fine the rest of the time, the battery is usually the culprit. We replace it and, where the box placement allows, we’ll suggest a small sun shade or relocation.
- Elite gearbox wear on heavier double gates. When an Elite operator is paired with a heavier-than-recommended double gate, the nylon drive gear inside the gearbox strips. This is common on Los Angeles homes where a previous contractor hung a heavier decorative metal gate on an operator sized for something lighter. We’ll inspect the gearbox, and if it’s stripped, we’ll discuss whether a proper capacity operator is the better long-term fix than replacing the gear twice a year.

Our Elite Gate Installation Process
Every Elite gate installation in Los Angeles follows the same sequence, whether it’s a brand-new driveway gate or a replacement operator on an existing gate:
- 1
You call us, a live person answers. No voicemail tree. You’ll describe what the gate is doing or what you want installed, and we’ll give you a real dollar range over the phone.
- 2
We arrive in the window we gave you. A background-checked, uniformed Portcullis technician shows up and does a full site check: gate weight, track condition, post integrity, power supply, and clearance.
- 3
We present a written price before turning a single bolt. The quote covers parts, labor, and the exact Elite model or aftermarket equivalent we’ll use. You approve it first. Always.
- 4
We install and calibrate. For Elite operators, that means setting the limit switches, adjusting the force settings to match the actual gate weight, and aligning every safety device. If we’re installing a full gate from scratch, we handle the posts, hinges, track, operator, and safety edges as one job.
- 5
We test, in front of you. Open, close, safety reverse, manual release, and battery backup (if equipped). You watch it run before we call the job done.
- 6
You get a written Kingswell Guarantee. It’s stamped on the invoice and covers the work for 365 days. If the repair fails inside that year, we return and fix it at no charge under the 365-Day Done Right Promise.

AfterWhat Elite Gate Installation Costs in Los Angeles
Here are the numbers Los Angeles homeowners ask about most, based on the Elite jobs we do week to week:
- Elite SL-3000 sliding gate operator installation: $1,600 – $2,900 including parts, labor, and calibration.
- Elite MiMTO swing arm actuator replacement: $1,100 – $1,800 typically, depending on gate weight and hinge condition.
- Full double swing gate with two Elite operators and safety edges: $3,200 – $5,500, including posts, hinges, and wiring.
- Elite control board replacement: $450 – $850 parts and labor. Many boards are rebuildable for less; we’ll tell you if that’s an option.

What moves the price: gate weight and size, post condition, whether we need to run new conduit or electrical, and whether your current gate was hung square. We give you the price in writing before any work begins, and we don’t add surprises at the end. Call (213) 322-0062 for a free estimate, and we’ll quote the number you’ll actually pay.
Why Los Angeles Homeowners Call Portcullis Gate Repair Los Angeles for Elite Work
Most of our Los Angeles customers call us after another gate company didn’t show up, or showed up and rewrote the price, or made a fix that lasted six weeks. We built Portcullis Gate Repair as a Kingswell company to do the opposite of that. Every job gets a written price before work starts, a real arrival window, a clean job site, and a written Kingswell Guarantee that covers the repair for 365 days. That’s the Kingswell Way, and it’s the same standard at every independently owned Kingswell location. Our technicians service nine gate-operator brands, including Elite, LiftMaster, Mighty Mule, Ghost Controls, and DoorKing, so when we show up for an Elite problem, we’re not learning the system from the manual in your driveway. We already know it. Dean Prescott grew up in the Crenshaw district and has been diagnosing gates in this city long enough to tell you what an Elite operator is doing wrong just from the sound it makes. You want a straight price and a gate that stays fixed. That’s what we do.
FAQs
We use genuine Elite parts when they’re available and priced reasonably, and we’ll always tell you which option you’re getting. On older Elite models where OEM parts are backordered for weeks, we offer quality aftermarket equivalents that meet or exceed the original spec. The price is on the written quote either way, so you’re never surprised.
Call (213) 322-0062 and we’ll check Elite parts availability for your model before you spend a dime.
In most cases we can install an Elite operator on your existing gate if the gate itself is sound, which keeps the job well under a full replacement cost. The gate needs to be hung square, move freely by hand, and the posts need to be solid, especially in Los Angeles soils that expand and contract with rain and drought. If the gate is sagging, we’ll fix that first or include it in the quote.
We’ll tell you honestly which path costs less in the long run. Call (213) 322-0062 for a straight answer.
Yes. Every Elite installation or repair we do carries the Kingswell Guarantee in writing: if it fails within 365 days, we come back and fix it at no charge. That means parts and labor. It’s stamped on the invoice, and you get a free return visit if anything goes wrong inside the guarantee period. No forms to file, no approval process. Call (213) 322-0062 to talk through your Elite gate.
In most Los Angeles neighborhoods we can be out the same day for a stopped Elite gate, and our phone is answered by a live person 24 hours a day, 7 days a week. For non-emergency installations and upgrades, we’ll give you a real arrival window when you call rather than a vague “sometime next week.” The price is quoted and agreed before we start, so the invoice never surprises you. Call (213) 322-0062 for an exact arrival window and a free estimate.
We maintain Elite’s full residential and light commercial range, including the SL-3000 and SL-3000-B1 sliding operators, MiMTO swing arms, ENFORCER, CSL, and GateMaster series. If you’re not sure which Elite unit you have, tell us what the gate is doing, or what’s on the label inside the control box, and we’ll identify it from that. Dean often says, “Tell me what the gate is doing, or not doing, and I’ll give you a real number before I even pull out of the driveway.”
Call (213) 322-0062 with your model number and we’ll tell you what it needs.
