Photos tell the story faster than promises. A sagging driveway gate, a dead opener, a weld that finally gave up after years of Los Angeles sun and salt air. Below are real jobs we’ve handled since 2008, the kind of work we do across Los Angeles every week. This is what “gates that open and close the way they should” actually looks like.

Recent Transformations
Swing Gate Actuator Replacement in Sherman Oaks
Before
AfterThe actuator, the motorized arm that physically pushes the gate open, had seized after years of direct afternoon sun. The homeowner had been muscling the gate by hand for weeks. We pulled the old arm, installed a new LiftMaster unit, re-set the open and close limits, and adjusted the force so the gate doesn’t slam. Result: the gate swings smooth and quiet, and the remote works from the street again.
Slide Gate Track Repair in Sun Valley
Before
AfterThe gate, a commercial slide gate on a busy Sun Valley lot, had jumped its track. The wheels had chewed through a cracked section of rail over time. We cut out the damaged track, welded in a new steel section, and re-set the guide rollers so the gate rides straight. The operator, a BFT model, no longer strains to move the gate. The lot owner told us it’s been four months without a single stall.
Electric Gate Opener Overhaul in Westchester
Before
AfterThis Westchester gate opener had stopped responding entirely. Inside the housing, the control board had visible corrosion from moisture that had snuck past an old gasket. Rather than band-aid it, we replaced the board, ran fresh wiring to the safety sensor, and sealed the housing properly. The FAAC opener now cycles reliably, and the safety edge actually reverses the gate when something’s in the way. Which it should.
Bent Gate Hinge and Post Realignment in Eagle Rock

The gate leaned hard enough that the latch wouldn’t catch. The post itself had shifted, likely from years of soil settling on the hillside. We dug down, re-set the post in fresh concrete, and replaced the bent hinge brackets with heavier gauge steel. The gate now hangs level and latches with one hand. Sometimes the gate isn’t the problem. The ground under it is. We learned to check the post first on hillside properties.
Ghost Controls Retrofit in Los Feliz

The old chain-drive opener was loud enough to wake the neighbors, and the chain had stretched badly. We pulled the whole assembly and retrofitted a Ghost Controls direct-drive arm. No chain, no grease. The gate glides open at a quieter volume and the homeowner can now control it from a phone app. We also had to re-pull the low-voltage wire from the house because the original run was nicked under the walkway.
Driveway Gate Sensor and Safety Edge Repair in Culver City

The gate kept reversing for no reason, which meant it never fully closed. The photo eye sensor was out of alignment, and the safety edge strip was cracked. We realigned the sensor with the receiver, replaced the edge strip, and tested the gate through twenty cycles. The customer said it was the first week in months she hadn’t pulled into her driveway worrying the gate was stuck open again.
